There are two new upcoming changes to our RMLS™ system that will aid buyers searching for Portland real estate.

Portland Real Estate Changes How To Search For Properties

The new changes that will help how Portland homebuyers and real estate agents search for properties in our RMLS™ are in regards to short sales and mapping.

Short Sale Status Change

It is extremely frustrating when a Portland home may show “active” in our RMLS™, buyers sometimes find it difficult to understand when their real estate agent tells them the property already has multiple offers submitted. Buyers don’t understand why the property still remains on the market for sale if there are so many bidders.

According to our RMLS™ here is the upcoming change to be made with regards to short sales:

“The RMLS™ Board has decided a new status will be created called SSP – Short Sale Pending.

Short Sale Pending will be considered one of the “Active” statuses, like Bumpable (BMP). It will be included on RMLS.com, Realtor.com, IDX and other data feeds. 

The board of directors has spent a great deal of time analyzing the best way to accurately and fairly portray Short Sales–which have seller acceptance but are waiting for bank approval. The existing rule governing the status of Short Sales allows Active status under some circumstances and mandates Pending under others. Many subscribers expressed their concern that the current rule was cumbersome and detrimental for listing agents and their sellers. Also, it was not really effective in helping buyer’s agents and their consumers know about the true availability of a property. 

We are hopeful that this new status will help identify the unique characteristics of Short Sales that have offer(s) submitted to the bank and are in the process of review to both subscribers and their clients. 

We will be adding the new status in early March. Changes to the RMLS™ Rules and Regulations will be required as well as programming changes for RMLSweb. This will simplify the status changes for Short Sale listings. When the Seller accepts an offer, the status will change to SSP. When the Third Party accepts that offer, the status will change to PEN.” 

Map Search To Get Upgraded

A new feature for Portland RMLS™ property listings will also be the map search.

“Soon the “M” map button will utilize Bing maps. This is the first phase of our goal to improve the quality and functionality of maps on RMLSweb. This phase includes:

• “M” button on search results and reports will display a Bing map
• Map will use Bing navigation controls
• New Bird’s Eye view – where available
• Demographic reports has a new look
• Hover over the property pin and a pop-up will appear showing: First photo and key information about listing such as MLS#, address, status, square feet and lot size.
• Quick links to mapping tabs such as parcel, bird’s eye, flood zone, schools and demographics.”
